If traditonal financing is not an immediate option or your not sure about today's Real Estate Market, then a Lease Option could be the path to home ownership you have been seeking. This program is unique in that it allows you to go out and find
any home listed for sale
and have it bought on your behalf, so you can move in

. You are not limited to just the few For Sale by Owner homes that will offer Rent-to-Own Owner Financing, instead any home for sale is now available.
A
Lease Option Contract
is made up of two parts, not surprisingly a
Lease
and an
Option
.
Lease
- For the term of the contract you enter into a Lease; just as if you were renting a home.
Option
- Its called an option because you have a choice, which is at anytime durring the term you can purchase the home at a locked in predetermined price. You are not obligated to purchase the home but I am obligated to sell the home to you and no one else durring the term at the predetermined price.
If the home is not worth the Option Price, you do not have to buy it.
If the home is worth more than the Option, I still have to sell it to you.
The odds have been placed in your favor, due to your Option Consideration, which is 5% of the Option Purchase Price that is applied towards the purchase price.

Provide me with a Proof of Funds letter to cover your initial investment from your banking institution and we will go start looking at houses.
After you find the one you like, we will enter into a Lease Option Contract on the house
subject to
me being able to purchase the home accompanied with a Cashier's Check for the Initial Investment, which is only cashed and earned apon the
subject to
purchase of your home.
